A 50% deposit must be received upon the time of reservation, the remaining balance needs to be paid 60 days before your arrival. (If the reservation is booked within 30 days before check-in, payment should be made in full).

You can purchase travel insurance directly through us while booking or 30 days or more prior to check-in, depending on the desired insurance plan. We encourage you to ensure your travel investment to achieve a peaceful and worry-free vacation. Please protect your investment and your peace of mind.
We understand the need for increased flexibility in travel planning right now. To help our valued guests, we offer the following special policy for our Costa Rica vacation rentals & services.
- We offer penalty-free cancellations if travel bans in Costa Rica due to COVID-19 restricting travel.
- Please note that cancellations made 60 days or more before arrival will receive a refund equivalent to 85% of their deposit. Cancellations within 60 days of arrival are non-refundable unless the dates can be re-rented for the same amount as the original reservation.
- Holiday dates are excluded from this cancellation policy.
- All holiday dates are non-refundable. Holiday dates for 2022 are as follows:
- Easter Week (April 10 – 17 April )
- Thanksgiving (November 19 -26)
- Christmas (December 19-26)
- New Year (December 26-January 2)
- For any reservations arriving between January 2-and 6, please inquire before making an online booking.
LATE PAYMENT POLICY In signing this contract the client agrees to make all payments by the scheduled dates listed in the Deposit/Payment Schedule above. If any payment is not received by these scheduled dates We will charge a 1% fee per day on the outstanding balance. If a scheduled payment is not completed by the due date we reserve the right to cancel the reservation and the client forfeits any payments made.
Please note that a signed credit card voucher and contract are required before check-in. You will be asked to complete and sign a damage voucher that will be sent to you via email. The voucher will allow for a pre-authorized amount to be held on your credit card for the duration of your stay and released after check-out less any incidentals (if applicable). The security voucher with a hold on your credit card will be for $500/$1000/$2000 (depending on the property).
The rental security deposit is required 30 days before your arrival, which will be refunded to the same credit card the deposit is taken from, provided nothing is broken or missing. If something does get broken or turns up missing or house rules were broken, the value of these items will be taken away from the security deposit.
Depending on your rental, you will be asked to cover a $49/$99 damage insurance which covers $1500/$3000 respectively.
Check-in time is 3 p.m.
Check-out time is 10 a.m.
If you would like to request a late check-out, please confirm in writing with the reservations or concierge staff ahead of time to ensure we don't have any one-day turnovers. If we do not have a same-day turnover we are more than happy to extend a late check-out, however, if we do and you do not leave on time you are compromising the check-in of our other guests. Any late check-out without written permission from our staff will be charged $100/hour. Unauthorized early check-ins will also be billed $100/hour, please confirm in writing with our staff beforehand if you would like to check in early.
Unless other arrangements are confirmed in writing by the reservations or concierge staff, you must pick up keys at our Tamarindo office. Please contact our Guest Coordinator for directions. Failure to check-in at our office will result in a $50 off-site check-in fee. Please also be sure to either include your flight information at the end of this contract or else send it by email to us so that we can be sure to coordinate a smooth check-in for you. Failure to do so can result in unnecessary complications and wait times. Our office hours are 9 am-5 pm. Guests with any outstanding balances overdue and/or without a signed rental contract will not be allowed to check in.
We are a strictly non-smoking rental. We ask that you not smoke in the house at all. If evidence of smoking, such as the smell of cigarettes inside the home and/or cigarette burns on the furniture, is noticed by the cleaning crew there will be a $500 damage assessment.
SLEEPING CAPACITY & DISTURBANCES
Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
A) Occupancy exceeding the rental capacity stated in this contract.
B) Using the premises for any illegal activities.
C) Causing damage to the premises rented or to any of the neighboring properties.
D) Occupancy and use of the premises and common areas in such a fashion that disturbs or offends other guests or residents.
E) Smoking inside the house or condo. Smoking is only allowed outside.
F) Any other acts which interfere with a neighbors' right to quiet enjoyment of their property. We wish you to have an enjoyable vacation, but you must respect the rights of other guests.
Pets are strictly not allowed unless otherwise discussed with reservation staff before booking.
We have some pet-friendly homes, ask our reservations agents which homes are pet-friendly and they will help you find one and explain the rules.
We ask that the occupants take full responsibility for securing their personal belongings. Please lock your valuables whenever leaving the house. We are not responsible for any lost or damaged personal items.
AC / ELECTRICITY / WATER Our company is an ecologically minded business, we ask that you obey the following guidelines in regards to conserving energy: When using the air-conditioning units, please try to keep usage to a comfortable minimum. AC must be turned off when guests leave the property. If the air conditioning is left on while guests are out of the property reserves the right to have someone on our team enter the property to turn it off. The client will be charged a $50 fine for each time our staff finds the AC is left on with no one home. Also, please turn off all lights when you leave any room. During the dry season, the Guanacaste province can suffer from droughts and as a consequence a shortage of water in the homes. If you are staying with us during the dry season please try to use water conscientiously to avoid running out of water.
Outside visitors not pre-approved by our staff are not allowed at any time inside the premises unless authorized with written permission by our staff. To receive written permission, you must send an email minimum 24hrs ahead of time with the visitor's full name. Exceeding the number of guests indicated in this contract is grounds for eviction and loss of security deposit. In particular, prostitutes are not allowed, their relationship with the criminal elements makes them a risk to our homes. Under no circumstances are they allowed.
As in many places around the world, petty theft and burglary can be common, it is almost always an act of opportunity. We are asking you to help us in avoiding the circumstances that would result in any loss to you. For instance, we provide safes, please use them where they are available, make sure to lock the door at night when you go to sleep, and also don't keep the key in the door while hanging around the house. Cellphones, laptops, and cash are the most common targets. We would also like to ask you to not bring anything of tremendous value on your vacation. Please consider checking with your homeowner's insurance, or renter’s insurance, or if necessary, get a personal policy before traveling to Costa Rica, so anything that you bring that could become stolen would be covered, as we cannot provide any insurance for you.
We are located in a residential community and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence. Guests who create excessively high noise levels may be expelled from the property with no refund, and/or a penalty of USD 500 per incidence, charged to the card on file.
Excessive noise either from music or people is strictly prohibited after 10:00 PM. Please consider this carefully and if you do not want to be constrained by this policy we ask you please, do not rent this home.
